You've heard the advice a thousand times: "Buy in the Sun Belt! Follow the migration!" It worked in 2021. But in 2026, that advice is a trap. The easy money is gone, and the hottest markets are choking on oversupply. So where does the smart money go when the party ends in Nashville and Austin?
In this episode of the 5-Minute PRIME Podcast, host Martin Maxwell ignores the national headlines to reveal the "Tier 2 Trinity"—three overlooked markets that are quietly finishing massive infrastructure projects that will change the rental game in 2026.
Tune in to learn:
The "Biotech Pivot": How Cleveland is shedding its Rust Belt skin with a $3 billion innovation district that is creating thousands of high-income jobs (and tenants) right now.
The Institutional Fortress: Why Birmingham, Alabama, isn't just a college town, but a sovereign economy anchored by a $12 billion institution that makes it recession-proof.
The Legacy Play: How to look past the 3-week hype of the FIFA World Cup in Kansas City and target the permanent infrastructure upgrades that will drive appreciation for the next decade.
The "Radius Test": A simple, actionable mission you can run on Google Maps today to find cash-flowing deals that beat the national averages.

Welcome to the 5 Minute Prime Podcast. Quick actionable tips to master personal finance and real estate investing. In just five minutes a day, we'll help you build wealth and achieve financial freedom. Hey Prime Investors, Martin Maxwell here. Welcome back to the Five Minute Prime Podcast. Last time we accepted the reality of 6% interest rates. We closed the book on the post-pandemic hangover. That felt good. It felt like closure. But here's the trap. Knowledge without a target is just trivia. Knowing the economy is stable doesn't put a check in your mailbox. You need to know where to deploy capital. I see too many investors chasing national averages. They see a headline. U.S. housing market up 4%. So they buy a condo in Austin. Big mistake. The national housing market doesn't exist. It's a ghost. You need a catalyst. Let me ask you a question. What do a heart surgeon in Ohio, a researcher in Alabama, and a soccer fan in Missouri have in common? They're the reason you're going to make money in 2026. Right now the sunbell is choking on oversupply. Everyone is looking there. But while they're fighting over scraps in Nashville, three boring markets are finishing massive infrastructure projects. They changed the math in 2026. This is what I call the tier two Trinity. One, the Cleveland Biotech Boom. Two, the Birmingham Institutional Fortress. Three, the Kansas City Global Stage. Let's dissect them. Let's head north first to Cleveland, Ohio. Stop rolling your eyes. I know the reputation. The Rust Belt. Declining population. If you're operating on data from 2010, you're missing the boat. Cleveland is pivoting. It's shedding the rust belt skin. It's becoming a brain belt city. So what's the catalyst? It's the Cleveland Clinic Innovation District. We aren't talking PowerPoint decks. We aren't talking city council wish lists. We're talking steel in the ground. Two massive buildings, 300,000 square feet of labs, finishing right now. The Northeast Building wraps in November 2025. The Northwest Building opens March 2026. Here's the data point you need. This district is projected to create 20,000 jobs and generate $3 billion in research. These aren't minimum wage gigs. They're hiring virologists for the Global Center for Pathogen Research, high-income earners, credit scores over 750. They value time over money. They want to live near the main campus. A 15-minute commute to Fairfax, Ho, or University Circle. Now look at the numbers. Right now, Cleveland offers some of the highest cap rates in the country, 6.8%. Compare that to the 4% you might scrape together in Miami. You can buy a renovated single-family home here for $150,000 to $200,000. Rent it for $1,400 to $1,600. That's the 1% rule. In a stabilized market. The strategy. I call this the MedEdds play. I've seen investors buy cheap houses in random Cleveland suburbs and wonder why they attract bad tenants. Don't do that. Buy in the path of progress moving out from the clinic. Small multifamily, two to four units, single-family homes. Renovate to medical professional standards. High speed internet, modern kitchens, security systems. You're building housing for the people curing cancer. They'll pay for quality. Alright, let's shift gears and head south. Everyone wants the south. Nashville, Atlanta. Saturated. Nashville vacancies hitting double digits in the luxury sector. Developers went crazy in 2022. We're going to Birmingham, Alabama. Birmingham is what I call an institutional fortress. If you invest here, you have one partner, UAB, University of Alabama at Birmingham. The single largest employer in the state. Annual economic impact, $12.1 billion. Think about that. $12 billion. That isn't a college town. That is a sovereign economy. Tech companies pack up and move to Austin for a tax break. UAB is fixed. It isn't going anywhere. The catalyst, they're building. The new Biomedical Research and Psychology Building $190 million project opens summer 2026. This anchors the rental market, students rent, researchers' rent, clinical staff rent. Here's the trap, don't miss this. I've seen investors fly into Birmingham, see a crane downtown, and buy a luxury condo. Don't do that. Downtown luxury apartments, oversupplied, vacancy hitting 13%, but the affordable Class BC market? Tight. The strategy target the boring three-bedroom, two-bath houses, submarkets surrounding UAB and the medical districts, Southside, Glen Iris. Entry prices, $120,000 to $150,000. Cap rates 7.0% plus. This is a defensive play. Recession proof cash flow backed by the state's largest economic engine. Finally, let's look at the Midwest Gem, Kansas City. This is a unique situation. We have a short-term event driving long-term value. June and July 2026, Kansas City hosts the FIFA World Cup. Let me be clear, don't buy a house just to Airbnb it for three weeks of soccer. I know the estimates hosts might make $3,500 to $4,000 during the tournament. That's nice. Pays for a roof, pays for an HVAC. But building a business model on a three-week event isn't investing, it's speculation. The real reason we like KC, legacy infrastructure. To prepare for the world stage, the city is accelerating billions in projects. The KC Streetcar Main Street Extension finally connects UMKC to downtown and the Southloop Project. This is the big one. They're capping I-670 with a park. It heals the scar of the highway and reconnects the Central Business District to the Arts District. Permanent upgrades. Soccer fans leave. The streetcar stays, the park stays. The numbers, rent growth in KC is forecasted at 4.3% in 2026. One of the highest in the nation. Why? Occupancy is tight, 93.4%. Inventory is below pre-pandemic norms. The strategy transit oriented development. Buy residential or mixed use along that streetcar expansion line now. Use the World Cup cash spike in summer 2026 to fund CapEx. Fix the place up, then pivot. Long-term rental serving the university and downtown workforce. Get the short-term pop. Keep the long-term appreciation. Let's bring this home. Three cities, three massive catalysts completing in 2026. One, Cleveland, the biotech pivot, November 2025, 20,000 new jobs. Two, Birmingham, the institutional fortress, summer 2026, $12 billion impact. 3. Kansas City, the Infrastructure Legacy, June 2026, Streetcar and South Loop. Entry prices under $250,000. Cap rates that actually cover today's 6.3% cost of debt. This is positive leverage. Here is the mission. Pick one market. Open Google Maps. Find the catalyst. The Clinic UAB. The streetcar line. Draw a two-mile radius. Filter for homes under $200,000 inside that circle. Run the numbers. Does the rent cover the mortgage at 6.5% interest? Don't overthink it. Just run the math. I'm Martin Maxwell. Keep learning, stay strategic, and keep building. One step at a time.
