In Houston, 4.3% of single-family homes listed for rent were listed for sale within the past three months. The owners tried to sell, couldn't, and became landlords instead. That share has tripled in three years, is more than double the 2.0% national rate, and is the highest of any metro in Zillow's data, as reported by the Houston Chronicle.

If you own a house you'd rather sell right now, the question is the same anywhere prices peaked in 2022: sell at a loss, or rent it out and wait?

In this episode of the 5-Minute PRIME Podcast, host Martin Maxwell prices both paths on a typical Houston house bought at the 2022 peak — what selling today leaves you, what renting costs you each month, and the one number that decides whether waiting pays.

Tune in to learn:

  • Why the houses aren't selling — a 30-year rate of 7.40% (Freddie Mac, October 8) and Houston values about 5% below their August 2022 peak, 1.9% lower than a year ago.
  • What selling today leaves you — on a $320,000 house bought with 5% down, the sale comes up about $800 short of the loan, and the $16,000 down payment is gone.
  • What renting costs — about $670 a month at the 50% Rule, about $870 at the 55–65% operating costs used for high-tax states like Texas, plus about $5,000 if the first lease-up takes two months.
  • The real bet — about $440 of that monthly gap is principal paydown, so the question is price: renting beats selling only if the house gains about 1–2% a year. Houston fell 1.9% last year.
  • Why "Houston" isn't one market — Sugar Land near its peak, Katy down about 2% with rents down too.

If your house didn't sell, how much are you paying each month to wait? And how much does the price have to rise for that wait to pay off?
